Homeowners Association

The Board of Directors meet on the 3rd Monday of each month on Teams.  The link is posted on the Latham Park HOA calendar.

The ARB meets on the 3rd Thursday of each month on Teams. The ARB has 45 days from the applications receipt date to respond in writing denied or approved.  Please DO NOT start your project without an approval.

You can pay Homeowners Association Dues online through the Don Asher Web Portal.

Code Enforcement issues can be reported to Orange County Code Enforcement by calling 3-1-1 or by using the Orange County 3-1-1 mobile app. Click here for more information, including an online form to report issues.

Household

We live in a swamp.  Fences, pavers, sidewalks, driveways and houses need periodic power washing.

Yes. Put 1 cup of 50/50% mixture of vinegar and water down the condensate line of the AC unit every other month to keep growth from blocking the line.

Don’t block the sidewalk per ADA (Americans with Disabilities Act) requirements.  It is to allow unimpeded passage for disabled people (e.g. blind or wheelchair).  You may be ticketed by an Orange County sheriff.  This is not an HOA rule.

Local Information

Latham Park has a lot of wildlife around it. We are surrounded by conservation land on many sides. Turkeys, raccoons, and red shouldered hawks are in the woods. Various egrets, herons, ibises, and storks hang out by the ponds. Osprey can be seen fishing in the ponds. Sandhill cranes are often walking about (be careful when driving, they love crossing roads). Alligators are often in the ponds (sometimes underwater).  Alligators are very active and sometimes aggressive during mating season (April through June). Boar, bobcats, and bald eagles have also been sighted in the neighborhood. Be careful with your pets!
