Exterior Modifications

In order to make changes to the exterior of your home, you must complete an Alteration Application. Submit your alteration application along with the following:

  • A copy of your full site survey, marked (with marker or highlighter) where on your home or property the change(s) will be made.
  • Fences: send a picture of fence color and style.
  • Pool, screen enclosure or any type of structure: provide color pictures of any patterns, colors or materials (tiles, pavers, etc.) that will be used for your alteration AND a color picture or computer rendering of what the proposed finished project will look like.
  • Screen enclosures: provide the frame & screen color AND the maximum height the enclosure will be.
  • Exterior paint color guidelines and reference sheets are available for view (a-Exterior-Paint-Colorsb-Exterior-Paint-Colorsc-Exterior-Paint-Colors).

The Architectural Review Board (ARB) meets the 3rd Thursday of each month. The ARB has 45 days from the applications receipt date to respond in writing denied or approved. Please DO NOT start your project without an approval.

Landscaping

  • Street Trees in the grassy right-of-way easement located directly adjacent and parallel to the back of the sidewalk are the responsibility of each homeowner. It is expected for trees to obtain regularly scheduled maintenance and pruning to remove growths from the trunk and limbs lower than 7 feet.   • Replacement of any badly diseased or dead street tree must be replaced with the same species (Sycamore, Red Oak, or Live Oak) or approved by the ARB.
  • All lawns are sodded with St. Augustine Grass which requires regular watering and upkeep. A great resource can be downloaded here.
  • Lawns also need treated for common insects and pests that can destroy a lawn if not regularly followed. The University of Florida has a great page for information on these pests which can be found here.
  • Any lot owner who wishes to modify and change the landscaping installed by the builder of the house on their lot, to a Xeriscape or low water-usage design must first obtain approval from the ARB. The Alteration Application requesting this approval must be accompanied by a landscape design that is a certified Florida-friendly yard under the Florida Yards and Neighborhoods (FYN) program. Information about this program can be obtained through the Orange County website online at www.ocfl.net.
  • All owners are encouraged to follow the Florida Friendly Landscaping principles when making changes approved by the ARB.

    • Manage yard pests responsibly
    • Recycle yard waste
    • Reduce storm water runoff
    • Protect waterfront

Common ground landscaping is currently contracted through TLM and overseen by Don Asher and the Grounds Committee. The TLM contract includes the following services. Any issues should be reported directly to Don Asher at laura@donasher.com.

  • Mowing
  • Weeding
  • Picking up garbage off Seidel, around the ponds if within reach, and on any common ground
  • Tree trimming
